Gross yield = average DLD-registered annual rent ÷ average AqarSouq sale-listing price for the same canonical area. Both sides are cleaned for outliers and require a minimum of 5 rental contracts and 3 sale listings per area.
Provenance
Rent-side records come from the Dubai Land Department's public rental-contract feed. Sale-side listings are verified AqarSouq entries whose source portal returned HTTP-200 within the last 7 days.

How often is this data updated?
DLD rental contracts are ingested daily at 01:15 UTC. The area-level averages and yield rankings are recomputed every Sunday at 04:30 UTC. Sale-side averages come from the live AqarSouq listing database.
